Leaking Water Heater? Let’s Find the Source.

Water around your water heater does not always mean the tank has failed—but it should never be ignored. A loose connection, leaking valve, excessive water pressure, or damaged tank can all cause water to appear around the system.

The Water Heater Guy will identify the likely source, explain what we find, and recommend the most practical repair or replacement option.

A Water Heater Leak Can Come From Several Places

Finding water near the bottom of the water heater does not automatically mean the tank itself is leaking. Water can travel down the side of the unit or through nearby piping before collecting underneath it.

  • Hot or cold water connections
  • Temperature and pressure relief valve
  • Drain valve
  • Expansion tank or nearby piping
  • Tankless isolation or service valves
  • Condensate system or venting
  • Internal tankless components
  • Internal corrosion or a failed storage tank

Some of these problems may be repairable. If a storage tank is leaking through the tank body or lower seam, replacement is generally the only reliable solution.

What to Do if Your Water Heater Is Leaking

If water is actively leaking, take steps to limit property damage—but only when you can do so safely.

Important Safety Reminder

Water discharged from a water heater can be extremely hot. Do not remove the cover, tighten internal components, cap a relief line, or attempt a repair. If water is near electrical components, stay clear and call for professional help.

Leaking Tank Water Heater

  1. Stay Clear of Electrical Hazards — Do not touch the water heater, electrical connections, outlets, or nearby equipment if water has reached electrical components or wiring.
  2. Shut Off the Water Supply — If it is safe and you recognize the valve, close the cold-water shutoff valve supplying the water heater.
  3. Use the Main Shutoff if Necessary — If the water heater valve will not close, cannot be located, or does not stop the flow, shut off the home’s main water supply if it is safely accessible.
  4. Protect the Area — Move nearby belongings and contain the water only when you can do so without contacting hot water or electrical hazards.

Leaking Tankless Water Heater

  1. Do Not Operate the Unit — Stop using hot water and do not attempt to restart or reset the water heater.
  2. Disconnect Power Only if Dry and Safe — If the plug, receptacle, surrounding area, and your hands are completely dry, unplug the tankless water heater. If water is near the electrical connection, do not touch it.
  3. Isolate the Water Heater — If the hot- and cold-water isolation valves are clearly identified and safely accessible, close both valves to stop water from flowing through the unit.
  4. Use the Main Shutoff if Necessary — If you are uncertain which valves to close, cannot safely reach them, or the leak continues, shut off the home’s main water supply if it is safe to do so.

What the Location of the Leak May Tell You

The location of the water can offer a useful clue, but water may travel down the unit or along nearby piping before collecting underneath.

Water From the Top of the Water Heater

Common sources include a loose or corroded hot- or cold-water connection, the shutoff valve, expansion tank, or nearby piping. These leaks may be repairable if the storage tank is still in good condition.

Water From the Temperature and Pressure Relief Valve

Possible causes include excessive temperature, high water pressure, thermal expansion, debris, or a failing valve. Never cap or plug the discharge line.

Water From the Drain Valve

The valve may not be fully closed, debris or sediment may be preventing a seal, or internal components may be worn. Repair depends on the valve and the condition of the tank.

Water Around the Bottom of the Tank

Water may be traveling from a connection above. If the tank body or lower seam is leaking, replacement is generally the only reliable solution.

Water Under a Tankless Water Heater

Possible sources include a connection, isolation valve, relief valve, condensate system, internal component, or freeze damage. The unit should be evaluated before deciding whether repair or replacement makes sense.

Can a Leaking Water Heater Be Repaired?

Whether a water heater leak can be repaired depends on where the water is coming from and the overall condition of the system.

Repair May Make Sense

  • The leak is from an accessible connection or valve
  • The storage tank itself is not leaking
  • The water heater is otherwise operating properly
  • Replacement parts are available
  • The repair cost is reasonable for the age of the system

Replacement Is Usually Recommended

  • The tank body or lower seam is leaking
  • There is significant corrosion
  • The water heater has repeated problems
  • The system is near or beyond its expected service life
  • A repair would offer poor long-term value
  • Water has damaged critical internal components

Our recommendation considers the source of the leak, the water heater’s age and condition, warranty coverage, and the long-term value of each option.
